You acknowledge that our recommendations are based solely on the information you provide. We are not liable for recommendations made on the basis of inaccurate or incomplete information supplied by you.
Home Loan Essentials does not charge clients a fee for standard mortgage broking services. We are remunerated by lenders through commissions, which may include:
A one-time payment from the lender, typically calculated as a percentage of the loan amount settled (generally 0.5%–0.7% + GST).
An ongoing payment from the lender for the life of the loan, typically calculated as a percentage of the outstanding loan balance (generally 0.1%–0.2% + GST per annum).
These commissions are paid by lenders and do not directly affect the interest rate or fees you pay. Full commission details for any recommended loan will be disclosed in our Credit Proposal document prior to you proceeding. This is in accordance with our obligations under the NCCP Act and ASIC Regulatory Guide 273.
In some circumstances (e.g. specialist lending or commercial arrangements), a broker fee may apply and will be disclosed and agreed in writing before any work commences.
We facilitate your loan application but do not make lending decisions. Loan approval is at the sole discretion of the lender and is subject to their credit assessment, policies and conditions. We make no guarantee that any loan application will be approved.
Lender policies, interest rates, fees and product features are subject to change without notice. We are not responsible for changes made by lenders after we provide a recommendation.
